Decontamination & Project Handover

Removal is not finished when the material leaves site. The area still has to be cleaned down, inspected, cleared by an independent party and handed back with the records that prove it. That last stage is where most projects stall.

Overview

The Stage That Holds Up Handover

A principal contractor cannot hand a building back, and a facilities manager cannot let trades return, until the area has been cleared and the paperwork exists. Work that was done well but documented badly is indistinguishable, on a file, from work that was not done at all.

We treat clean-down and handover as a defined stage with its own controls and its own deliverables, rather than as the tail end of the removal. The area is released once, properly, with a document set your auditor can follow.

Scope

What Decontamination Covers

Typical scopes on commercial, industrial and public-sector sites. If your situation is not listed, it is still worth asking.

  • ·Controlled clean-down of the removal area and adjacent surfaces
  • ·H-class vacuuming of horizontal surfaces, ledges and services
  • ·Decontamination of plant, tooling and access equipment
  • ·Enclosure and containment dismantling under controlled conditions
  • ·Personnel decontamination facilities and their removal
  • ·Fine cleaning of ductwork, cable trays and service voids
  • ·Visual inspection ahead of independent clearance
  • ·Reinstatement of access, signage and exclusion zone removal
  • ·Compilation of the project handover documentation pack

Process

How Handover Runs

01

Clean down

The removal area is cleaned progressively rather than at the end, so that settled dust is not disturbed a second time.

02

Inspect internally

Our supervisor walks the area against the removal control plan and records what was removed, what remains and the condition it is in.

03

Clear the area

The area is inspected and cleared. Where we have carried out the removal ourselves, that inspection is done by an independent licensed asbestos assessor or competent person we engage.

04

Dismantle containment

Enclosures, decontamination units and exclusion zones are removed only after the area has been cleared, not before.

05

Compile the record

Control plan, method statement, waste tracking, clearance documentation and photographs are assembled into one pack.

06

Hand back

The area is released to you or to the principal contractor, with the document set issued at the same time rather than weeks later.

Compliance

What You Receive at Handover

The clearance documentation. Part of the service, not a separate engagement you have to chase. On removal work we have carried out, it is issued by the independent licensed asbestos assessor or competent person we engaged, and it comes to you unaltered.

Waste tracking and disposal records. Where the load is tracked, you receive the documentation showing where the material went and which facility received it.

The as-executed scope. What was actually removed, recorded against what was planned, including any variation found once the area was opened up.

Photographic record. Before, during and after, timestamped, so the file stands on its own without anyone having to remember the job.

Questions

Decontamination and Handover Questions

Who issues the clearance certificate?

Clearance is part of what we provide, and it is priced into the scope rather than left for you to arrange. Where we have carried out the removal ourselves, the inspection and the certificate come from an independent licensed asbestos assessor or competent person we engage. You get the certificate either way, and on our own removal work it carries the independence a certifier or insurer will look for.

Can trades return to the area before clearance?

No. The exclusion zone stays in place and the containment stays up until the area has been inspected and released. Letting other trades back early is the most common way a completed removal is recontaminated, and it puts the cost of a second clean-down on the project.

What if the clearance inspection fails?

We clean the area again and it is re-inspected, at our cost, where the shortfall is ours. That is precisely why, on our own removal work, the inspection sits with an independent assessor. It keeps the standard honest and it keeps the result defensible.

How long does handover documentation take?

The pack is assembled as the work runs rather than afterwards, so it is issued with the area. Where clearance air monitoring is required, laboratory turnaround governs the timing, and we tell you that turnaround before the work starts.

The other half of the licence

Asbestos Testing & Sampling

We sample and report. Analysis is undertaken by a NATA-accredited laboratory, so the result stands up to a certifier.

We are set up for commercial, industrial and public-sector work, and that is where our plant and crews spend their time. We do take residential enquiries, and if you have asbestos on a house we will either help or tell you who should.

Not sure what you have?

Send through what you know and we will tell you what it looks like and what it would take.
